County restricts riverfront building

VIERA - The folks who live along Rockledge Drive won't have to worry about condominiums after all.

Brevard County commissioners voted on several options last week to restrict development south of the Rockledge Drive neighborhood between the Indian River Lagoon and U.S. 1. But they decided to leave riverside residents out of any future changes to land-use densities in the stretch of unincorporated land along U.S. 1 between Rockledge and the Pineda Causeway.

"There was no reason to change them," Commissioner Sue Carlson said. Most of the area around Rockledge Drive is capped at four units an acre.

Daniel Roberts, who lives on Rockledge Drive, said he was thrilled he and his neighbors were taken out of the plan.

Condos will come to some parts of the unincorporated stretch, but not as many as those requested by some property owners.

Carlson asked planning and zoning staff to study the 10-mile long area between the river and the Florida East Coast Railroad tracks after several developers put in rezoning requests to increase density along the river.

Staff found that much of the area allows up to 15 units per acre -- high-density development that includes condominiums. The board voted to cap density on vacant property to six units per acre and match the designation of developed property in the area to its actual use.

The board also voted to change the land-use designation at the Stillpoint subdivision so it accurately reflects how it has developed.

As for the folks looking to build condos? The board rejected allowing up to 15 units per acre on older commercial and residential lands that were ready for redevelopment.

Fred Boozer was given approval to build up to 56 units on 9.4 acres north of Ruby Street on U.S. 1, but Mark Chafiot was denied his request to build up to 120 units on his 10 acres. Instead it allowed him up to 60 units.

The board also rejected Sun Harbor Marina's request to build a 40-unit condo, but said it could build 24 units.
